Hive is an incredible place to live — one of the best communities I've experienced. The people make it truly special: international, inspiring, and supportive. Great for networking, making friends, and feeling at home in SF. The events, management, and location (super central) are all major pluses. It's a perfect landing spot if you're new to the city. I can't wait to come back!

Lived here 8 months. Fantastic. - Location - Neighborhood is not in the nicest spot, but centrally located, so it's easy to get anywhere in the city. Right next to muni, bart, and bus lines. - Water: Love the Flo water (Fantastic water filtration system). - People - This is why you stay here. So many cool people and from different backgrounds. Opens your mind. People become more themselves here. - Events - 2 event coordinators creating events to bring the house together + exploring the city. Great spot if you are just moving to SF. - Cleanliness - Alright. Hard with 70+ people. But cleaners come multiple times a week. - Memories - priceless. Can't recommend enough if you are just moving to the city!

Extremely nasty living space. Horrible smells on every level (including kitchen that always have bugs). The Landlord Lies about the cleanliness and “weekly housecleaning”. The landlord is very passive about handling serious community/resident concerns. The community is unsafe and made of cliques (people who’ve been there for a while, and new people). Residents may be subject to sexual harassment, mental/verbal abuse. The leadership of Hive is made up of untrained, unprofessional staff. It is not worth joining the community. Use your money wisely by finding a safe and reliable living space.

My time at Hive was immensely rewarding, and I have greatly valued the opportunities to live and grow there. Some incredible things about Hive: professional networking, community, friendships, international people, events, location, great management! I will come back as soon as I can.
